SLOPE EASEMENT
BEING a tract of land in the City of Coppell, said tract being part of the John C. Cook Survey,
Abstract No. 315, Dallas County, Texas, described by instrument to DART Property Acquisition
Corporation recorded in Volume 91008, Page 1341, of the Deed Records Dallas County, Texas
(D.R.D.C.T.) being more particularly described as follows:
COMMENCING at a set 1/2 inch iron rod with a yellow plastic cap stamped "HALFF ASSOC.
INC.", hereinafter referred to as "with cap" at the intersection of the existing north line of
Beltline Road a 120 feet wide Right of Way (R.O.W.) and the existing east line of Mac Arthur
Boulevard a 110.00 feet wide R.O.W;
THENCE South 86 degrees 15 minutes 41 seconds East, a distance of 36.60 feet to a set 1/2 inch
iron rod with cap for comer on the said existing North line of Beltline Road and the POINT OF
BEGINNING;
THENCE North 42 degrees 43 minutes 55 seconds West, over and across the said D.A.R.T.
R.O.W. a distance of 54.18 to a V2 inch iron rod with cap for comer;
THENCE South 86 degrees 15 minutes 41 seconds East, over and across the existing said
D.A.R.T.R.O.W. a distance of 268.68 to a 1/2 inch iron rod with cap for comer;
THENCE South 03 degrees 44 minutes 18 seconds West, to the said existing north line of
Beltline Road, a distance of 37.31 feet to 1/2 inch iron rod with cap for comer at the said
existing North line of said Beltline Road;
THENCE North 86 degrees 15 minutes 41 seconds West, along the said existing north line of
said Beltline Road, a distance of 229.40 feet, to the POINT OF BEGINNING and containing
9,292 square feet or 0.2133 acres of land more or less.
Basis of bearing is Texas state plane north central zone 4202 (1983 adjustment) based on GPS
measurements from triangulation station GPS4 convergence angle at GPS4 is (+) 00°48'34.9"
as computed by Corpscon version 4.11.
