RE: Riverchase Townhomes Addition
Dear Mr. Rose:
I made a site visit to Riverchase Townhomes on Friday, March 11, 2005. I observed that very
little progress has taken place regarding the requested verifications and corrections discussed in
our previous in-house meeting held on March Ist at 2:00 p.m. I would like, once again, to take
the opportunity to point out some of the concerns related to this project with regard to meeting
City of Coppell minimum requirements for Final Acceptance (based on the approved civil plans).
1. As requested, all horizontal and vertical controls need to be re-established and verified
including verification of benchmark used to set the proper elevations.
2. It is apparent that damage has occurred to previous installations of storm drain, sanitary
sewer and water services. As requested, verify the condition of each of these services by
televising and open trench excavation.
3. Soil stabilization of the roadbed it would appear that the lime stabilization on the
project was not placed in a manner that would meet horizontal and vertical grades
established by the approved civil plans. Furthermore, it would appear that contamination
of that portion of sub-grade stabilization is occurring.
a) It is and has been my concern that stabilization on this project went outside the
boundaries of placement according to City of Coppell Standard Details. Additional
testing will be in order in many of the current stabilized subgrade sections (e.g. lime
series, plasticity index, and gradation).
b) Prior to placement of lime stabilization, I requested copies of the lime tickets be
provided to me. I have not received them as of this date. I would request that you
look at tonnage indicated on these tickets and do your calculations on the length and
width based on placement. Our minimum requirement is 30 lbs. per yard.
4. I also noticed that the standing retaining wall generally at the north and northeast
property line is encroaching in an existing drainage area that flows from west to east
through MacArthur Park. Verify if wall location needs to be adjusted and/or additional
grading needs to be performed.
5. Due to the installation of a portion of the water main that crosses MacArthur Park and is
adjacent to the drainage area, the grass sod needs to be placed at this time so growth can
be established. If you need assistance with the placement of sod or repair of the existing
irrigation system, please contact John Elias of City of Coppell Parks & Recreation Dept.

6. Another concern that was previously mentioned in the March 1 meeting is the location of
the fire hydrants and water meter cans/detector checks. City of Coppell Standard Details
are specific about locations of these items relative to back-of-curb. The location of the
proposed sidewalk is also specified in City of Coppell Standard Details. The backside of
the walk is to be one foot off the property line unless otherwise approved.
Per our meeting relative to the above concerns, once these corrections are made, we will all meet
onsite to verify items are correct according to our requirements. Please contact the Engineering
Department when the corrections have been made to set up the meeting date. If you have any
