These plans meet our current minimum standards with the exception of the following comments: 1. Cover Sheet: Modify the "List of Drawings" to reflect only the drawings that are included in the set. Sequentially number the set. Change the address from 101 to 145 on this and all sheets. 2. Plat: Modify both of the 24' wide Fire Lanes to include the turning radii. (See comment 4.) 3. Sheet C-5: Dimension the maneuvering space at the south end of the western fire lane. 4. Sheet C-5: Modify the turning radii to 30' at the north ends of the fire lanes, as marked up on the drawings, to allow fire truck access. Reflect these curves on the plat. 5. Sheet C-10: The proposed sanitary sewer crosses water services in two separate locations. Rerouting of the water services or the sanitary sewer service is recommended to avoid these crossings. However, if rerouting cannot be achieved, construct the services in accordance with TCEQ guidelines governing this scenario. c. OPPEL/. 1955.200~ Sheet C-10: The FDC must be on the same side of the fire lane as the fire hydrant and within 50' of the fire hydrant. Both must be 3'-6' off the back of curb. Ensure that the 4" (minimum) FDC piping and 6" (minimum) fire line are run to the fire-riser room. Once these changes have been made, please submit revised copies for the City Engineer's stamp. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office along with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
