BEING a portion of land out of a 40.655 acre tract of land situated in the John E. Holland
Survey, Abstract No. 614, Dallas County, Texas, conveyed to Coppell Sandy Lake
Industrial, LP in Volume 2004147, Pg. 7592, deed records of Dallas County, Texas
(D.R.D.C.T.), and being more particularly described as follows;
COMMENCING at a 5/8-inch iron rod found for the southeast comer of said tract, said
comer also being in the north right-of-way line of Sandy Lake Road (a Variable width
right-of-way);
THENCE North 00 deg. 37 min. 18 sec. West, along the east line of said tract a distance
of 1218.10 feet to the POINT OF BEGINNING;
THENCE North 44 deg. 46 min. 07 sec. West, a distance of 243.12 feet to a point for a
comer, said comer being in the north line of said tract;
THENCE South 89 deg. 53 min. 16 sec. East, along the north line of said tract, a distance
of 169.35 feet to a point for a comer;
THENCE South 00 deg. 37 min. 18 sec. East, departing the north line of said tract and
continuing along the East line of said tract a distance of 172.29 feet to the POINT OF
BEGINNING containing 14,587.73 square feet or 0.334 acres of land, more or less.
