For ease of reference, the following are organized according to comments received from the Planning Department. Plat: 1. The easement requirements for electric and gas have been coordinated. 2. The city limit line has been shown as the northern right-of-way for Beltline Road. 3. The sanitary sewer easement has been shown and will be provided by separate instrument. 4. The final plat has been changed to a Minor Plat. 5. Note five has been corrected. 6. The appropriate signature blocks have been added to the site plan. 7. The preliminary signature has remained. This will be removed once all review comments have been addressed and the final plat is ready to be submitted for filing. 8. The railroad right-of-way has been indicated. Site Plan: 1. The orientations of the site plan, preliminary utility, preliminary drainage, preliminary grading, and landscape plans have been coordinated. 2. The monument sign has been dimensioned. 3. The future parking is included in the tabulation. This will be constructed as necessary based on building occupancy. 4. The parking stalls are shown as 9' x 19' except in areas where the parking stalls abut landscaped areas. The stalls adjacent to landscaped areas are 9' x 18'. 5. The acreage of the open space area has been labeled. 6. The median alterations will be coordinated with the proper City of Dallas department. Landscape Plans: 1. The tree mitigation calculations have been revised. 2. The orientation of the landscape plan has been revised to match the site plan. 3. The berms have been dimensioned and a cross-section has been provided as requested. 4. The 24' fire lane has been shown properly. Preliminary Utility & Preliminary Storm Layouts: 1. The FDC location has been shown as requested. 2. A water line loop has been provided around the building. 3. Valve and connection detail has been provided as requested. 4. The fire line enters the building at three locations to connect to fire line risers which operate the internal sprinkler system. 5. The fire line enters/exits the pump room to serve the fire line which connects to the internal sprinkler system. 6. The fire hydrant coverage has been revised. 7. The proposed parallel 10" water line and connection to the existing 24" water line layout was an option previously discussed with City of Coppell Engineering Department staff' and Goodwin & Marshall, Inc. staff. 8. Permission from DART will be coordinated for the sanitary sewer line extension. 9. Fire lane radii have been indicated as requested. 10. The drainage areas and calculations have been provided. The detention pond calculations have also been provided as requested. Elevations: 1. The elevation perspectives have been revised to show the appropriate building articulation. 2. A color board has been provided as requested. 3. A floor plan has been provided. All mechanical equipment shall be screened as required by City of Coppell ordinances.
