The following items have been addressed as per the referenced review: GENERAL COMMENTS - BUILDING INSPECTION · Show the location FDC's on the drawings. Response: Done · Provide verification from the adjacent property owner to the west that allows this development to connect to the adjacent property's fire line. Response: The developer has contacted the adjacent property owner and a letter of permission will be provided if an agreement can be made. · The screening wall cannot be located in the drainage easement. Response: The screening wall was moved to be 15-ft north of the centerline of the existing 10' drainage easement. The City anticipates beginning construction of a new 16-inch water line adjacent to this site in mid 2005. There will need to be coordination between this development and the City pertaining to taps, location, and timing. Response: A note has been added to the plans stating the tap locations and timing of construction will be coordinated with the installation of the future 16- inch water main. Response: Done · Provide profiles of storm drain including any crossing utilities. Response: Profiles of the proposed storm sewer will be provided in the permit set for engineering review. · The location of the inlet at the northeast corner of the property will need to be relocated due to the requested mutual access easement. Response: Done SHEET A-I.0 · The proposed 50' driveway exceeds the maximum 40' driveway allowed by the Subdivision Ordinance, You should consider moving the median noses to align the median opening with the driveway. Response: The median noses were realigned to the centerline of the proposed driveway with a maximum 60-ft. median opening. GENERAL COMMENTS - FIRE ADMINISTRATION · Fire hydrants in 'service court' must be 3'-6' from fire lane. Response: Done · Fire hydrants in 'service court' must be protected by bollards as specified in Engineering details. Response: Done · Provide fire lane from one of the openings of the mutual access easement to the west. Response: It was determined to eliminate this comment at the DRC meeting. · Fire hydrants required every 300' - inadequate along nodh fire lane. Response: One fire hydrant was added along the north fire lane to meet spacing requirements. Response: Done · Indicate flowering and ornamental evergreen species, Response: Done · Need sealed landscape plans, Response: Done GENERAL COMMENTS - REPLAT · Please contact Jeff Curry at 972-570-4126 to discuss easement requirements. Response: Jeff Curry has been contacted about the project. A copy of the plat has also been mailed to him for his review. Provide a mutual access easement for the property to the north at the northern driveway. Response: Done · Add the floodplain signature block to the plat. Response: Done · Onry 10-foot of the 20-foot Utility and Drainage Easement dedicated by Volume 90218, page 3264 can be abandoned. There still must be a minimum 20-foot Utility and Drainage Easement centered over the existing 72" RCP. Response: The existing easements are no longer to be abandoned. The screening wall has been moved 15-ft north of the centerline of the existing 10' drainage easement for the 72" RCP. · Provide access from mutual access easement from the west.
