The official floodplain maps for Coppell (map number 48113C0155 J effective date August 23, 2001)
show the back half of this property to be in a 100 year floodplain. If you are seeking a determination
from the City on whether or not the property is in the floodplain, then the answer is yes. However, in
the past, there has been some problem with the accuracy of the floodplain map in the Creekview.
Subdivision. The floodplain map shows some properties to be in a floodplain or floodway when they
The only way to deal with the floodplain, if it is shown incorrectly, is to go through FEMA and get a
letter of map amendment (LOMA) for this lot. FEMA'S web site has information on the process. If
the floodplain is incorrect on this site, then it will take on the ground survey information to establish
the elevation of the house and any other improvements as back up information for the LOMA. Seven
homes in Creekview have received a LOMA to remove their home from the floodplain.
If this request is based on whether or nor floodplain insurance is required, that decision is up to the
mortgage company. The LOMA only addresses the structure. There would still be some portion of the
rear of the property in the floodplain.

I am a realtor for Ebby Halliday and I am inquiring for a client who is interested in purchasing the home at 253
Penuel. My client's insurance company stated that they would need an evaluation/assessment from the City of
Coppell in order to provide Homeowners Insurance coverage. Could you please provide this information or
direct me to which department and preferably a persons name whom I should contact. Thank you for your
