Vista Point lit Lot 5~ Block A Replat (Bank of Texas), to revise the
location of the fire lanes to allow the development of an approximate 5,585-
square-foot bank facility with drive-through lanes on 1.25 acres of property
located along the west side of MacArthur Blvd., south of S.H. 121, at the
request of Pies Schnitz, Schnitz and Sewell.

Plat:
1. There is not an offset in the City Limits between Coppeli and Lewisvilie as you show
along the northeast corner.
Site Plan:
1. The proposed access on the south side of the property is not aligned with Lake Vista
Drive. Because of safety considerations please align this access with Lake Vista Drive.
2. It's my understanding that the City of Lewisville may require deceleration lanes
adjacent to this site. Has the site plan been revised to reflect ali of Lewisville's
concerns, issues and/or requirements?
Utility Plan:
1. Be sure utilities shown on these plans coordinate with proposed utilities by Pacheco
Koch.
2. Provide proof of permission from adjacent property owners to work offsite and to
install water line stub outs and fire hydrants.
3. Need to provide proof of a property owners association to maintain the water, sewer
and drainage systems. They cross several property lines. If there is not proof of
property owners association, then most of these utilities will need to be in a 20' utility
easement.
4. Explain the reasoning for the configuration of the water line at the northwest corner
of the property.
· The offsite utility and paving work to support this project needs to be submitted prior
to receiving any permits for the development.
