Engineering Division City of Coppell 255 Parkway Boulevard Coppell, Texas 7501 9 RE: Vista Ridge (The Plaza)/Lots 1R-8, Block D Second Submittal DAA lob #03072C Dear Ms. La Mattina: We are resubmitting the Infrastructure Plans for Vista Ridge (The Plaza) and have addressed the comments submitted by the City of Coppell. The intent of these plans is to construct Plaza Boulevard and all the associated public utilities. We are providing storm sewer, water and sanitary sewer for the six lots. As the six commercial lots are developed, there will be a separate set of engineering plans submitted to the City of Coppell for each proposed site. The following is a list of explanations to the comments: 1. The development information on the Cover Sheet has been revised. 2. The comment has been addressed. 3. The comment has been addressed. 4. Sanitary sewer plan and profiles have been added to the set of plans. The sanitary sewer profile plate number is 9A. 5. The comment has been addressed. 6. The drainage easement has been revised and moved to the north to coincide with the storm sewer line as shown on the storm sewer plan & profile sheet. 7. The sidewalks and ADA ramps will be shown as the six separate lots are engineered and sent in for review. 8. This sheet is being included in the set, but we placed a "FOR REFERENCE ONLY" note on the sheet. 9. We have maintained the 6" thick paving, but we increased the strength to 4000 psi concrete. 10. The bar ditch is only temporary until the six commercial lots develop. 1 1. We have addressed this comment throughout the set by having north pointing to the right or up. 1 2. This sheet now has a "FOR REFERENCE ONLY" note on the sheet. 1 3. The drainage area sheets have been redone. We now have two sheets, one is the proposed condition drainage area map and the other is the fully developed drainage area map. 14. This comment has been addressed. 15. This comment has been addressed. 16. This comment has been addressed on 7 (Proposed Condition Drainage Area Map). 1 7. This comment has been addressed on the Replat. 18. Please reference the new "Detail Manhole Riser" on Plate 8 for the connections. 19. This comment has been addressed. 20. We have shown the line as private and lightened the line weight. All the FDC and fire hydrants on the 8" private fire line will be constructed when the first building is constructed. (The plans for Building 5 were submitted earlier this week. Those plans will show the construction of the private fire line.) 21. This comment has been addressed. 22. We have the record drawings for the Denton Tap Road construction and for the Coppell Greens subdivision. 23. This comment has been addressed. 24. This sheet is being included in the set, but we placed a "FOR REFERENCE ONLY" note on the sheet. 25. This comment has been addressed. 26. This comment has been addressed. 27. The reason for not showing the additional areas of the site in Coppell is because we are not developing those portions at this point.
