1. Provide verification from the adjacent property owner to the west that allows this
development to connect to the adjacent property's fire line. This could impact the
entire water line and fire protection for the entire site.
2. The City anticipates beginning construction of a new 16" water line adjacent to this
site in mid 2005. There will need to be coordination between this development and the
City pertaining to taps, location and timing.
· Additional requirements may be identified during full engineering plan review.

Provide a "mutual access easement", not a "Proposed" Mutual Access Easement.
Only 10 foot of the 20 foot Utility and Drainage Easement dedicated by Volume 90218,
page 3264 can be abandoned. There still must be a minimum 30 foot Utility and
Drainage Easement centered over the existing 72" RCP. The 30 foot easement is
shown on Sheet A-1.0 and should be shown on the plat.
Is easement for fire hydrant lead on north side of property? Also, fire hydrant is too
close to building.
