Construction Plan Review Comments
Dear Mr. Koch:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Plat
1. Include a copy of the plat for this property with the drawing set. This plat is currently going
through the amending process and the drawing set should reflect any plat amendments.
Changes made due to the amending process may result in additional comments.
Drainage Plan, Cl.1
2. Is the proposed 24" RCP adequate to handle future developed flow from both DA7 and
DA9?
3. Grading and Drainage General Note 5: RCP, Class III is the only storm sewer pipe approved
by the City of Coppell Subdivision Ordinance.
Storm Sewer Plan, C2.1
4. Provide a detail for the relocation of the City of Lewisville inlet along MacArthur Blvd.
Also, provide documentation of their approval of the proposed work.
5. A duct bank has been encountered in the ROW along Hwy. 121 during past construction
projects. Verify the existence and location of the duct bank along Hwy. 121 and possibly
along MacArthur Blvd. Detail modifications to the connections of Line "A" at Sta. 0+00 and
Line "B" at Sta. 0+00 in the event the duct bank is found to interfere with the proposed
construction.

6. Is the proposed cover over Line "A" adequate for future development
conditions?
Water & Sanitary Sewer Plan, C3.1
7. Obtain approval from the City of Lewisville to lower their 12" water
main along MacArthur Blvd. Provide documentation of the approval
to this department.

8. Coordinate with the City of Coppell Fire Marshal for approval to switch the fire line from
I0" to 8" along the western edge of the site.
9. A minimum of one full joint of pipe shall be installed where stub-outs extend from crosses.
The installation of valves where stub-outs cross property lines will help prevent future
outages to existing services. Consider placing valves on stub-outs for future services.
10. Verify the call-outs for the water lines. (Refer to mark-ups.)
11. Verify that the existing 20" Utility easement will be adequate for the proposed DDC. If the
location is too congested for this installation, provide additional easement as was provided at
the DDC location on MacArthur Blvd.
Sanitary Sewer Profile, C3.2
12. The proposed grade for the sanitary sewer lines borders the lower limits set forth in the
Subdivision Ordinance. Verify that the minimum required velocities would be met in this
system as designed.
Grading and Paving Plan, C4.1
13. Show the City Limit line on the drawing.
14. The proposed driveway at the south end of Lot 5 should line up with Lake Vista Drive. (This
is also being addressed by the amending plat.)
! 5. The City of Lewisville previously required that the proposed deceleration lane be continued
to the proposed southernmost driveway. Provide documentation of their approval of the
proposed work within their City Limits.
Left & Right Turn Lanes, C4.2
16. Both right turn lanes are in the City of Lewisville. Additionally, the turn lane from Hwy. 121
is in TxDOT ROW. Provide documentation of permission granted for and approval of
construction for these lanes. The standards of the governing agencies for these lanes shall
prevail.
17. The median nose modifications for the left tum lane will require the installation of stamped
concrete per the City of Coppell Subdivision Ordinance. The median nose shall have a roll-
down curb.
18. Provide details of the modification to the wall within the median. Ensure that no hazards are
created by its modification. Coordinate with the owner of the wall on the proposed
modifications.
19. Coordinate with the Parks & Recreation Department for removal of the tree for installation of
the left turn lane.
20. Protect the existing landscaping and irrigation system within the median. Repair all damage
promptly to as good as or better than existing conditions.
Erosion Control Plan, C5.1
21. Provide inlet protection at all inlets.
22. Provide silt fencing around the entire site.
23. Show the location of the construction entrance and provide a detail. Construction entrance
shall use 3" - 6" minimum rock.
Paving & Erosion Control Detail, C6.14
24. All details on this sheet and in the construction plans that are included in our Standard
Details should be removed from the plans. The only details to be included in these plans are
details that are revised and specific to this project. The contractor is required to have a copy
of the City of Coppell Standard Details on the job site at all times during construction.
Traffic Control Plan, C7.1
25. Note that lane closures in the City of Coppell may only take place between the hours of 9:00
a.m. and 3:30 p.m.
26. Work in the City of Lewisville and in TxDOT ROW shall be approved be those bodies.
Please make the necessary changes and submit these marked-up plans and two sets of revised
