Construction Plan Review Comments
Dear Mr. Caruthers:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
Plat
1. The plat included in this set does not reflect the deceleration lane along Highland drive
or the additional drainage easement that runs between Lot 4 and Lot 5. Please
incorporate the latest version of the plat with the re-submittal.
2. The Dimensional Control Plan shows a driveway toward the west along the lot tine of
lots 5 and 6. Is this intended to be a mutual access to the adjacent property in the
future? Should there be a mutual access easement provid{d in this location?
Dimensional Control Plan
3. The orientation of the drawing on this and all sheets should be consistent. Orient the
drawing to match the plat.
Grading & Paving Plan
4. The ADA ramp on the north side of the driveway needs to be constructed with this
phase for continuity. Plat comer clips as necessary.
5. Construct the sidewalk for lot 5 along Plaza Boulevard with this phase. The sidewalk
should be one foot offthe property line in the ROW. (The sidewalk appears to abut the
street.)
Provide dimensions of the sidewalk along Plaza Boulevard.
6. The paving plan as proposed does not allow a fire truck
to turn around on the property. Construct the fire lane
(on one side of this lot or the other)
with this phase, to allow access for the fire department.

Drainage Area Map
7. The previous phase of development for this site proposed a temporary drainage ditch
along Plaza Boulevard that emptied into the box culvert adjacent to DA8. The storm
sewer plan for this phase proposes to remove that box culvert for placement of
additional storm sewer pipe. How will the flow from the drainage ditch and DA's 8 &
9 be handled after Lot 5 is developed?
Storm Sewer Plan and Profile
8. The proposed location of storm sewer "Line D' is within a public utility easement.
"Line D" is considered a private line and cannot be placed in a public utility easement.
9. General Note 3 describes compaction requirements for "Ditches under pavement."
There should not be any ditches under pavement on this project. Remove this
reference.
10. Ensure that TCEQ guidelines are met for pipe spacing. Provide encasement or other
measures as deemed necessary.
Water Plan
11. The FDC should not be cormected directly to the fire line. A separate 4" minimum line
should be run from the FDC to the fire riser room.
12. The location of the future private fire line will need to be moved out of the public
utility easement.
13. Will a 4" sanitary sewer service be adequate to service the proposed building?
14. The existing water services shown on the drawing do not appear to be the most current
version. Please update.
15. Water and Sewer General Note 5: Backfill shall be compacted to 95% standard proctor
density @ 0 to +4% of optimum moisture content.
16. Water and Sewer General Note 9:12 gauge single strand copper wire shall be used
(instead of Terra Tape) as per the City of Coppell Subdivision Ordinance.
Erosion Control Plan
17. Note that the Erosion Control Plan shall meet all TCEQ regulations.
18. Filter fabric material shall be wire backed and steel posts shall be used instead of wood
stakes.
19. Erosion control measures will need to be implemented at the locations where the
private fire line and storm Line D are proposed outside of Lot 5.

Please make the necessary changes and submit these marked-up plans and two sets of
