Construction Plan Review Comments
Dear Mr. Caruthers:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
Re-Plat (Coppell)
1. Add the 25' x 25' UE and the 12' x 55' WME at the south side of the property to the
line table.
2. Provide a copy of the proposed Master Owners Association agreement regarding
shared utilities and maintenance responsibilities.
3. Verify that the 24' FAUE is not obstructed by the construction of the deceleration lane
along Highland Drive.
4. The 15' UE & DE should also be a sidewalk easement since there is no space in the
ROW for sidewalks.
5. The site plan shows a driveway toward the west along the lot line of lots 5 and 6. Is this
intended to be a mutual access to the adjacent property in the future? Should there be a
mutual access easement provided at this location?
6. The second page of the plat should be called "2 of 2' instead of"l ofT'.

7. Update the site plan to reflect any changes to plan including the 20' DE and the
deceleration lane along Highland Drive.
Plate 4: Plaza Boulevard Paving Plan & Profile
8. Typical Pavement Section: A 7" thick, 3000 psi concrete
is the minimum standard for this street. The revised section
that has been submitted, a 6" thick, 4000 psi concrete will
be acceptable. However, please note that any hand pours
or irregular sections will require an additional sack of cement
per cubic yard.

9. Section A-A: Provide profiles of the temporary bar ditch along Plaza Boulevard.
10. The deceleration lane along Highland Drive as proposed obstructs the fire lane. Modify
the detail so that there are no obstructions. Modify the plat and site plan accordingly.
11. Show ADA Ramps to be constructed at the intersections of Plaza Boulevard with Hwy.
121 and Plaza Boulevard with Highland Drive. Provide comer clips on the plat as
necessary.
12. Provide a band of stamped concrete at the intersection of H~vy. 121 and Plaza
Boulevard per the City of Coppell Subdivision Ordinance.
13. Provide a detail of the 25' pavement section.

14. The Total Gutter Flow calculations appear to be incorrect for inlets Al, A2, B1 and B2.
Please revise.
15. There are 2 curb inlets proposed for lines A and B. Is the use of one curb inlet
adequate for line C?
16. Provide more detailed grading information for DA's 9 and 13.

17. Show private drains for the fully developed condition. Are they proposed to cross lot
lines? Provide private drainage easements as necessary. Include the private systems,
including drop inlets, in the inlet design chart.
18. Provide more detailed grading information.
Plate 9: Water & Sanitary Sewer Plan
19. Would it be beneficial to install a tee and plug at the locations where the private fire
line will be installed rather than tapping the line at each of these locations later?
20. Will 4" sanitary sewer services be adequate to service the 2-story buildings proposed
on lots 5 and 6?
21. The location of the future private fire line will need to be moved out of the public
utility easement.
22. Refer to the mark-ups on the sheet: what is the line that that extends out of the future
fire line to the west property line? Is it a stub-out?
23. Water and Sewer General Note 5: Backfill shall be compacted to 95% standard proctor
density ~ 0 to +4% of optimum moisture content.
24. Water and Sewer General Note 9:12 gauge single strand copper wire shall be used
(instead of Terra Tape) as per the City of Coppell Subdivision Ordinance.
25. Show appropriate easements on this sheet.
Plate 9A: Line "A" Sanitary Sewer Profile
26. Include future water crossings on this sheet. Determine if spacing will be adequate to
meet TCEQ requirements. Show concrete encasement or other measures determined to
be necessary.
The City of Lewisville shall approve any work performed in the City of Lewisville.
TXDOT shall approve any work performed in the TXDOT ROW. Provide documentation

of permission and approval from these entities to the City of Coppell for work relating to
this project.
Please make the necessary changes and submit these marked-up plans and two sets of
revised plans to the City for review. If you have any questions or would like to meet to
