Engineering Division City of Coppell 255 Parkway Boulevard Coppell, Texas 75019 RE: Vista Ridge (The Plaza)/Lots 1R-8, Block D Third Submittal DAA Job #03072C Dear Ms. La Mattina: We are resubmitting the Infrastructure Plans for Vista Ridge (The Plaza) and have addressed the comments submitted by the City of Coppell. The intent of these plans is to construct Plaza Boulevard and all the associated public utilities. We are providing storm sewer, water and sanitary sewer for the six lots. As the six commercial lots are developed, there will be a separate set of engineering plans submitted to the City of Coppel[ for each proposed site. The following is a list of explanations to the comments: 1. This comment has been addressed 2. This will be provided once the agreement has been finalized. 3. This comment has been addressed. The deceleration lane along Highland Drive has been shortened. 4. This comment has been addressed. 5. A 24' Access Easement has been provided for connectivity. 6. This comment has been addressed. 7. This comment has been addressed. 8. A note has been placed on the paving sheet to indicate the additional strength in the hand pour areas. 9. A sheet 8A has been added to the plans. There are now three paving sections for Plaza Boulevard to clear up any confusion. 14. This comment has been addressed. 1 5. One curb inlet is adequate for Line "C". The reason we can not add an inlet on the east side of Plaza Boulevard is due to the existing 8'x6' box culvert. It is too shallow for an inlet to be placed directly on top of it. 16. The Plate 8B has been added to show the grading plan for The Plaza Townhomes in Lewisville. 17. The private drain systems have been added to the drawing. One of the drop inlets has been deleted and the other one has been added to the inlet design chart. 18. This information is shown on Plate 8A. 19. This comment has been addressed. 20. The 4" sanitary sewer services for the three southern buildings have been revised to 6" services. 21. This comment has been addressed. 22. The line is a property line between lots 5 & 6.
