The following items have been addressed as per the referenced review: PLAT COMMENTS ~] Include a copy of the plat for this plat for this property with the drawing set. This plat is currently going through the amending process and the drawing set should reflect any plat amendments. Changes made due to the amending process may result in additional comments. Response: Added plat to Civil Set. DRAINAGE PLAN~ C1.1 COMMENTS [~ Is the proposed 24" RCP adequate to handle future developed flow from both DA7 and DA9? Response: The 24" RCP at 1.5% slope has the capacity to handle 27.71 cfa. Drainage areas 7 and 9 add up to 15.7 cfa. Grading and Drainage General Note 5: RCP, Class III is the only storm sewer pipe approved by the City of Coppell Subdivision Ordinance. Response: Changed note to say Class III RCP is the only storm drain line allowed. STORM SEWER PLAN~ C2.1 COMMENTS Provide a detail for the relocation of the City of Lewisville inlet along MacArthur Blvd. Aisc, provide documentation of their approval of the proposed work. Response: Still in progress. Ms. Charlene La Mattina, E.I.T. April 20, 2005 Page 2 ~ A duct bank has encountered in the ROW along Hwy. 121 during past construction projects. Verifythe existence and location of the duct bank along Hwy. 121 and possibly along MacArthur Blvd. Detail modifications to the connections of Line "A" at Sta. 0+00 and Line "B" at Sta. 0+00 in the event the duct bank is found to interfere with the proposed construction. Response: Contractor will have to field verify priorto construction. On Sheet C2.2, line A shows the approximate location of the duct bank. STORM SEWER PROFILES~ C2.2 COMMENTS ~ Is the proposed cover over line "A" adequate for future development conditions? Response: Yes. WATER & SANITARY SEWER PLAN~ C3.1 COMMENTS Obtain approval from the City of Lewisville to lower their 12" water main along MacArthur Blvd. Provide documentation of the approval to this department. Response: Still in progress. Coordinate with the City of Coppell Fire Marshal for approval to switch the fire line from 10" tO 8" along the western edge of the site. Response: Coordinated at this time. A minimum of one full joint of pipe shall be installed where stub-outs extend from crosses. The installation of valves where stub-outs cross property lines will help prevent future outages to existing services. Consider placing valves on stub-outs for future services. Response: Placed gate valves on all stub-outs. ~] Verify the call-outs for the water lines. (Refer to mark-ups) Response: Made changes per mark-up. ~] Verify that the existing 20" Utility easement will be adequate for the proposed DDC. If the location is too congested for this installation, provide additional easement as was provided at the DDC location on MacArthur Blvd. Response: The proposed DDC fits in the existing 20' utility easement. SANITARY SEWER PROFILE~ C3.2 COMMENTS ~] The proposed grade for the sanitary sewer lines borders the lower limits set forth in the Subdivision Ordinance. Verify that the minimum required velocities would be met in this system as designed. Response: Changed the slope from 0.33% to 0.34%; this meets the required velocities of 2.0 fps. Ms. Charlene La Mattina, E.I.T. April 20, 2005 Page 3 GRADING AND PAVING PLANT C4.1 COMMENTS Show the City Limit line on the drawing. Response: Showing city limits. The proposed driveway at the south end of Lot 5 should line up with Lake Vista Drive. (This is also being addressed by the amending plat.) Response: Moved the driveway south per the Amending Plat. The City of Lewisville previously required that the proposed deceleration lane be continued to the proposed southernmost driveway. Provide documentation of their approval of the proposed work with their City Limits. Response: Coordinating at this time. LEFT & RIGHT TURN LANES~ C4.2 COMMENTS Both right turn lanes are in the City of Lewisville. Additionally, the turn lane from Hwy. 121 is in TxDOT ROW. Provide documentation of permission granted for and approval of construction for these lanes. The standards of the governing agencies for these lanes shall prevail. Response: The right turn line on Hwy 121 has been eliminated. The median nose modifications for the left turn lane will require the installation of stamped concrete per the City of Coppell Subdivision Ordinance. The median nose shall have a roll- down curb. Response: Added note to install Type II median nose per City of Coppell specifications. Showing median nose to have stamped concrete. Provide details of the modification of the wall within the median. Ensure that no hazards are created by its modification. Coordinate with the owner of the wall on the proposed modifications. Response: Added note for contractorto coordinate with owner and field verify all utilities prior to removal Coordinate with the Parks & Recreation Department for removal of the tree for installation of the left turn lane. Response: Added note for contractor to coordinate with City Parks and Recreation Department prior to tree removal Protect the existing landscaping and irrigation system within the median. April 20, 2005 Page 4 EROSION CONTROL PLANT C5.1 COMMENTS Provide inlet protection at all inlets. Response: Added inlet protection. ~] Provide silt fencing around the entire site. Response: Extended silt fencing around entire site. FI Show the location of the construction entrance and provide a detail. Construction entrance shall use 3" - 6" minimum rock. Response: Added the location of the construction entrance. PAVING & EROSION CONTROL DETAIL~ C6.14 COMMENTS ~] All details on this sheet and in the construction plans that are included in our Standard Details should be removed from the plans. The only details to be included in these plans are details that are revised and specific to the project. The contractor is required to have a copy of the City of Coppell Standard Details on the job site at all times during construction. Response: Paving details shown are based on pavement being installed on the site. TRAFFIC CONTROL PLANT C7.1 COMMENTS FI Note that lane closures in the City of Coppell may only take place between the hours of 9:00 a.m. and 3:30 p.m. Response: Added to notes. FI Work in the City of Lewisville and in TxDOT ROW shall be approved be those bodies. Response: In progress.
