Dowdey, Anderson & Associates, Inc. 5225 Village Creek Drive, Suite 200 Plano, TX 75093 RE: Vista Ridge (The Plaza)/Lot 1R-8, Block D Construction Plan Review Comments Dear Mr. Caruthers: The City of Coppell has reviewed the revised plans for the referenced addition. These plans meet our current minimum standards with the exception of the following comments: 1. The bands of stamped concrete should be installed perpendicular to Plaza Boulevard. Place the ADA ramps on each side of the stamped concrete and wind the sidewalk from the ramp to meet the remaining sidewalk. Provide sidewalk easements and modify coruer clips on the plat as necessary. 2. Provide a section view of the temporary ditch that is profiled on Plate 8A. 3. Correct the Flow Line note for the sanitary sewer service that ties into the manhole at station 4+19 to read 6" instead of 4". 4. The City of Lewisville shall approve any work performed in the City of Lewisville. TXDOT shall approve any work performed in the TXDOT ROW. Provide documentation of permission and approval from these entities to the City of Coppell for work relating to this project. Once these changes have been made, please submit revised copies for the City Engineer's stamp. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. A check for inspection fces made to the City of Coppell should be submitted to this office along with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees.
