Engineering Division City of Coppell 255 Parkway Boulevard Coppell, Texas 75019 RE: Vista Ridge (The Plaza)/Lot 5 Second Submittal DAA Job #03072C5 Dear Ms. La Mattina: We are resubmitting the Construction Plans for Vista Ridge (The Plaza) Lot 5 and have addressed the comments submitted by the City of Coppell. The following is a list of explanations to the comments: 1. This comment has been addressed 2. An access easement has been provided on the Replat. 3. This comment has been addressed. 4. A barrier free ramp has been added on the north side of the driveway. However, since that will be a private drive, a corner clip is not necessary on the plat. 5. A 4 foot wide sidewalk has been placed one foot off the ROW. 6. The fire lane has been extended through Lot 6 to allow a fire truck to have access without needing to turn around. 7. The drop inlet is now located to prevent future conflicts and to allow Lot 6 to drain when Lot 5 is developed. 8. This comment has been addressed. 9. The wording in the note now references "Trenches" and not "Ditches". 10. There is enough clearance to meet TCEQ requirements. 1 1. This comment has been addressed. The FDC now connects to the building with a 4" waterline. 1 2. This comment has been addressed. 13. There is now a 6" service proposed. 14. This comment has been addressed. 1 5.
