Ash JDB Coppell Village Plaza-Commercial L.P. 434 Copperstone Trail Coppell, TX 75019 RE: Vista Ridge (The Plaza), Lot 1R-8, Block D REVISED Fee Assessment Letter Dear Mr. Ash: The City of Coppell recognizes the likelihood that the square footages of the buildings at Vista Ridge (The Plaza), Lots 1R-8, Block D, may be modified between the time of filing the plat and the actual development of each lot. Therefore, we agree to grant your request to phase the payment of Roadway Impact Fees. As each lot is developed, the Engineering Department will review and approve the construction plans, and assess the appropriate hnpact Fees for payment. Enclosed is a revised copy of the City of Coppell Development Fee Assessment table, along with a copy of the revised Development Fee calculations for Lot 5 of the referenced development. Please make payment for tbe Roadway Impact Fees to the City of Coppell in the amount of $21,690.84 and forward to the Engineering Department along with a copy of the Fee Assessment table. This amount is a portion of the assessed fees that need to be paid prior to filing of the final plat. Please note that the Texas Legislature, under Senate Bill 243, delayed the collection of Water and Sew'er Impact Fees until thc issuance of a Building Permit. Please provide a copy of the Engineer's estimate or contract to our office so the 2% & 4% construction inspection fee can be verified. Thc construction inspection fees must be paid prior to the scheduled pre-construction meeting. The additional fees for water and sewer taps, water meters, and utility inspection fees need to be paid by separate check at thc new Public Works Service Center, 816 S. Coppell Road. Meters will be ordered when those fees are paid. Appropriate payment of the required fees will help insure a successful beginning of the project. We look forward to xvorking with you on this project.
