I was able to get Brittain & Crawford to draw up the Bethel Historical Properties plat and fit it into our survey. I've attached a section of our CAD files showing the area along with the proposed plat. The dedicated ROW appears to be sufficient east of the driveway. On the west side of the driveway, the sidewalk encroaches across the ROW line. On the rest of the project, we set the ROW at least 1' from the sidewalk. The green line in the attached drawing is where I would set the ROW using those guidelines. Something else I wanted to point out is the need to either revise the sidewalk around the recessed inlet or come to an understanding with the developer that this will encroach on their property. The project is located across the road from Hearthstone and is currently city property.
