I took a look at the plat and I don't think there is enough ROW
dedicated. The ROW line needs to be at least 25' from the proposed
centerline. This is about 50.5' from the ROW line dedicated as part of
the Old Coppell Estates plat on the north side of the road. The
property line bearing is about 1.5deg off from what we have. From the
property line we have established for the City's tract, the ROW should
be about 6.4' from that line. I need to talk to my surveyor and make
sure I'm looking at this correctly, but I don't think they have
dedicated enough. I will let you know what I can find out.

Would you look at this proposed project and let me know if the proposed
right-of-way dedication is sufficient for the construction of Bethel
Road. The project is located across the road from Hearthstone and is
currently city property. Do you think that the dedication should be
from the centerline of the existing road like the Wheeler property to
the east?
