Construction Plan Review Comments
Dear Mr. Carutbers:
The City of Coppell has reviewed the revised plans for the referenced addition. These
plans meet our current minimum standards with the exception of the following comments:
Plat
1. Please incorporate the latest version of the plat with the re-submittal.
Storm Sewer Plan and Profile
2. Correct the discrepancies between the plan and profile views as shown in the mark-ups.
3. Provide a manhole where the private 8" PVC ~ 2% ties into the public 42" RCP, Line

Water Plan
4. Verify the call-outs for the watcr lines. (Refer to mark-ups.)
5. Water and Sewer General Notes: All of these notes refer to 4" sewer services. Since
some of the sewer services have been increased to 6," modify the notes accordingly.
Erosion Control Plan
6. Erosion control measures will need to be implemented at the locations where tbe
private fire line is proposed outside of Lot 5.
]'he preceding comments are madc under the assumption that the infrastructure delineated
as already existing gets approved by both the City of Lewisville and TxDOT and built.
Please be advised that final approval of these plans for permitting will not be given until
after the "Vista Ridge, Lots 1R-8, Block D, Infrastructure" comments have been addressed.
Additionally, any changes to the "Vista Ridge, Lots 1R-8,
Block D, Infrastructure" plans may generate additional
comments regarding set of plans. ~

Once these changes have been made and conditions have been met, please submit revised
copies for the City Engineer's stamp. The City of Coppell requires three sets of final
construction plans for its use; your office should submit as many additional sets for
stamping as is necessary for construction operations. All contractors and subcontractors
onsite must have a copy of the plans approved by the City of Coppell.
All fees must be paid prior to rclease of this project for construction. The City charges a
2% inspection fee for all private construction outside the building's footprint. This includes
dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are
private. For all installations in the public right-of-way or easement, the City charges a 4%
fee. A check for inspection fees made to the City of Coppell should be submitted to this
office along with the Construction Development Permit Application and a copy of the
Construction Site Notice. For your convenience a spreadsheet is attached to the permit
application for use in calculating the inspection fees. A copy of the contract(s) should be
attached for verification purposes.
