JDJR Engineers and Consultants, Inc. 2500 Texas Drive, Suite 100 Irving, TX 75062 RE: Sandy Lake Crossing/Lot 2R, Block 1 Construction Plan Review' Comments Dear Mr. Dewey: The City of Coppell has reviewed the revised plans for the referenced addition. These plans meet our current minimum standards with the exception of the following comments: Cover Sheet 1. Correct the block information on this and all sheets. The block should read "1" instead of C2 Grading Plan 2. Construct an inlet with piping to the property line instead of a curb opening for drainage to the bar-ditch at the north west comer of the parking lot. Refer to future improvements of Sandy Lake Road; the bar-ditch will be replaced with subsurface drainage. As a temporary measure, fill the inlet with rock, plug the pipe and leave the top offofthe inlet. The City will tie in and finish the top of the inlet with the improvements to Sandy Lake Road. 3. Remove the details from the set. See the comment regarding Standard Construction Details below. C4 Utility Service Plan 4. Provide documentation (Volume, Page) regarding the dcdication of the "15' Utility Easement." (Verify that it is a public easement and you can tie in to the line in this location.) Standard Construction Details All details in the construction plans that are included in our Standard Details should be removed from the plans. The contractor is required to have a copy of the City of Coppeli Standard Details on the job site at all times during construction. Please note that the City has revised its Standard Details. Once thesc changes havc bccn made, please submit revised copies for the City Engineer's stamp. The City of Coppell requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsile must have a copy of the plans approved by the City of Coppell. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office along with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
