KNOW ALL MEN BY 11'IESE PRESENTS:
That Cad H. Kim and Jung-Sun Klm, hereinafter called Grantors, being owners of a tract
of land, hereinafter called 'Tract", conveyed by deed recorded in Volume 2002229, Page
5752, Deed Records, Dallas County, Texas, do hereby convey two easements, hereinafter
called 'Easements", from within said 'Tract' as described on Exhibit 'A', attached hereto,
and made a port hereof, for the consideration of ten dollars (~0.00) and other good and
valuable consideration paid unto us by Seyd M. R. Maneoory and Zahra Moneoory,
hereinafter called Grantees, said "Easements" for the purpose of Installation of storm sewer
and surface drainage and driveway improvements to be used for storm drainage conveyance
and vehicular Ingress and egress over and ac:rosa said "Easements' for said Grantors' use
and for the use of invltses wanting to use said driveway improvements for ingress and
egress to Grantees' land adjoining Grantors' 'Tract'.
Grantors hereby grant unto Grantees the right of Ingress and egress over Grantors'
adjacent lands for the purpose of constructing, maintaining, operating, and removing said
storm sewer and driveway improvements. Grantors acknowledge that the consideration
recited above Includes compensation for any and all positive cr negative property value
Impact to the "Tract" resulting from original construction by Grontse~.
Notwithstanding any provision herein to the contrary, either expressed cr implied, Grantors
retain unto themselves, their [nvitees, their heirs, successors and assigns, complete,
unhlndered and uncontrolled right of Ingress and egress o~er and across sold easements at
any point whatsoever without requiring any consent cr approval from anyone whatsoever.
To have and hold the above described easements unto the maid Grantees, their successors
and assigns, In perpetuity, untll said improvements shall be abandoned, and we do hereby
bind ourselves, our successors, and aselgns to warrant and forever defend, all and singular
the above described easements and rights unto the said Grantees, their successors and
asslcjns, against every person whomsoever lawfully claiming or to claim the same or any
part thereof, save and except any and all rights previously conveyed by deed recorded in
Volume 70142, Page 101, Deed Records, Dallas County, Texas.
