Construction Plan Review Comments (#2)
Dear Ms. La Mattina:
This letter and revised attached plans shall serve as our response to your comment letter dated March
22, 2005. We have responded to your comments as follows:
Cover Sheet:
1. Modify the "Index of Sheets" to reflect only the drawings included in the set. (There is no "Site
Plan" included with the set.) - Done.
Plat:
2. Provide copies of the three filed easements (by Separate Instrument) referenced on this sheet.
The City needs to know specific details about these easements to insure the proposed uses are
allowed. Other uses of these easements may need to be added by this plat (for example, see
comment 3). By Surveyor.
3. Does the "10' ESMT, VOL 70142, PG 101, DRDCT" allow the construction of City utilities and
sidewalks? This easement may need to be platted as a "Utility and Sidewalk Easement" to
include the proposed sidewalk, fire hydrant, and sanitary sewer. - By Surveyor.
4. The 24' Mutual Access and Fire Lane Easement should reflect and include the turning radius
toward the driveway to Denton Tap Rd. - By Surveyor.
5. Remove the stray numbers from the plat shown on the property to the south. - By Surveyor.

6. The proposed City sidewalk shall be in a "sidewalk easement" and should line up with the
sidewalk existing at the Dickey's property. - Noted.
7. The proposed limits of paving extend onto the property to the north. Provide proof of a filed
agreement with the adjacent property owner allowing this construction on their property. (This
may be addressed with comment 2.) Dimension the proposed off-site paving. Noted.
8. The ADA ramp on the north side of the driveway shall be constructed with the driveway and this
project for continuity. Done.

9. A drainage easement will be required where the property line is crossed with storm sewer piping.
Provide a filed copy of this easement. No permits will be given until a filed easement exists. -

10. The previous Engineering review required tapping the 8" water main in Denton Tap Road once
instead of three times. The new proposed location of the fire hydrant would require the block-
out of a parking space for fire department access and is too close to the monument sign.
Therefore, a second tap will be permitted in order to place the fire hydrant in the originally
proposed location or as sketched in the mark-ups. (The domestic and irrigation services should
still be run from one tap.) This fire hydrant must be in a 20' utility easement. - Done.
I1. The proposed domestic and irrigation meters are shown to be located in the sidewalk. Show the
meters to be located between the curb and sidewalk. - Done.
12. The sanitary sewer should run under Denton Tap Road as proposed during DRC. The location
of the manhole is too close to the proposed monumen! sign to allow future maintenance. Locate
the manhole such that it is at least 20' from the monument sign. This service beyond and
including the manhole must be in a 20' utility easement. Noted.

13. The Stabilized Construction Entrance shall be constructed using 3" 6" minimum rock instead
of crushed rock or crushed Portland cement concrete as specified. - Done.

14. Note on the drawing that no lane of traffic shall be closed prior to 9 a.m. or after 3:30 p.m. -
Done.
15. Note on the drawing that the Traffic Plan shall conform to all Texas MUTCD requirements. -
Done.
