Coustmction Plan Rcview Comments
Dear Mr. Hauglic:
The City of Coppell has reviewed the revised plans for the referenced addition. Thcsc plans meet
our current minimum standards v, ith the exception of the following commcnts:
The most recent revision of the amending plat should be incorporated into the plans.
The City of Lewisville shall approve any work pcrformed in the City of Lewisville. Provide
documcntation of their permission and approval to the City of Coppell for work relati~,g to
this project.
This Department received documentation from TxDOT denying the originally proposed turn
lane from Hwy. 12l into the driveway at Lot 3. In lieu of the turn lane, we will require the
turning radius into the driveway be an absolute minimum of 40' (a larger turning radius
would be preferable.) In addition, provide an acceptable taper per ASHTO guidelines.
Provide documentation ofpcnnission granted for and approval of construction for this
driver/ay from TxDOT.
Once these changes have been made and documentation has been provided, please submit
revised copies for the City Engineer's stamp. The City of Coppell requires three sets of final
construction plans for its use; your office should submit as many additional sets for stamping as
is necessary for construction operations. All contractors and subcontractors onsite must have a
copy of the plans approved by the City of Coppell.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside thc building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right of-way or easement, the City charges a 4% fee.

A check for inspection fees made to tine City of Coppell should be submitted to this office along
with the Construction Development Pcm~it Application and a copy of the Construction Site
Notice. For your convenience a spreadsheet is attached to the permit application for use in
calculating the inspection fees. A copy of thc contract(s) should be attached for verification
purposes.
