Construction Plan Review Comments
Dear Mr. Markussen:
The City of Coppell has reviewed the referenced plans and has the following comment'~ to t 9'er:
Plat
1. The 24' Fire Lane should be changed to a Fire Lane & Mutual Access Easement at the north-
east coruer of the property allowing access to the property to the north. The remainder of the
drawing set should reflect this access.
2. Provide documentation from the gas company allowing the proposed construction in the
existing "50' L.S. Gas Easement."
3. The water easements for the City fire hydrants that are shown as 15' x 50' should be
increased to 20' wide.
4. Note on the plat that "Sidewalks will be constructed at the expense of the property owner
when deemed necessary by the City Engineer."
5. The bar scale appears to be at a different scale than the rest of the drawing. Please verify and
correct the scale as necessary.
General Notes
6. Paving Notes:
6.1. Note 2: Class "C" (3600 PSI) concrete is the standard for paving in Coppell. Refer to the
most recent version of the City of Coppell Standard Details for paving and sub-grade
preparation (lime stabilization) requirements.
6.2. Note 12: Note that all sidewalks and accessible routes must meet all current ADA
requirements.
Grading and Drainage General Notes:
7.1. Note 2: Fill is to be compacted to aminimum 95%
standard proctor density within optimum to +4%.
7.2. Note 5: Class IIi RCP is the only storm drainpipe
pe~xnitted by the City of Coppell Subdivision Ordinance.
7.3. Notes 11 & 13: Embedment and concrete for inlets and drainage structures shall conform
to the City of Coppell Standard Details.
8. Water and Sanitary Sexver General Notes:
8.1. Note 1: Refer to the City of Coppell Standard Details for concrete classification
requirements pertaining to water and sanitary sewer.
8.2. Note 2: Water mains 10" and smaller shall be PVC, C900, Class 200, DR-14. Water
mains larger than 10" shall be PVC, C900, Class 150, DR-18.
8.3. Note 12: Pipe embedment shall be per City of Coppell Standard Details for water and
sanitary sewer.
9. Pollution Control General Notes:
9.1. A copy of the NOI should be provided to the City prior to construction activities.
Dimensional Control Plan
10. Typical parking spaces are 19' long. A variance to 17' long parking spaces is allowed if the
conditions outlined in the zoning ordinance are met. Modify the proposed parking spaces
accordingly.
11. Provide dimensions for sidewalks and curve radii.
12. Provide access at the required Fire Lane & Mutual Access Easement to the property to the
north.
13. Detail the tie-in to the existing brick pavers at the western edge of the property.
Grading Plan
14. Coordinate with the utility owner on the adjustment of the manhole rim existing in the
location of the proposed northernmost driveway.
Drainage Area Map
15. How deep does water get in the proposed fire lane due to the 0.57 CFS by-pass?
16. Drainage from DA#11 and DA#13 should be picked up and conveyed on-site to the storm
drain system. Do not allow this water to sheet flow to Belt Line Road.
Storm Sewer Plan
17. Provide profiles and calculations for all main storm sewer lines. Include all sanitary and
water pipe crossings. There should be a minimum of 24" of vertical clearance at crossings.
Water & Sanitary Sewer Plan
18. In-line valves on all mains (including the fire line) should be located such that the distance
between valves is a maximum ot'500 feet.
19. Locate the 6" valve at the connection-side of the "140 LF of 6" water line" instead of at the
fire hydrant-side. (Refer to the mark-ups.)
20. Provide a drop-connection where the 6" sanitary sewer line enters the manhole at 14.7%
(STA 0+38.0, Line "SS-1 ").
21. Refer to City of Coppcll Standard Details for the FDC detail for buildings 100K SF and
larger.
22. Provide profiles for all main sanitary sewer lines. Include all storm and water pipe crossings.
There should be a nfinimum of 24" of vertical clearance at crossings.
23. Verify thc existence and size of sanitary sewer stub-outs from existing manholes. Note that if
necessary, connections should be cored or bored.
Paving Plan
24. Belt Line Road has been designated a Primary City hnage Zone. Provide stamped concrete
per the Standard Details at the driveways along this street.
25. Refer to City of Coppell Standard Details for minimum concrete and sub grade preparation
(lime stabilization) requirements. A variance to the requirements may be requested in
writing.
Detail Sheet
26. All details on this sheet and throughout the plans that are included in the City of Coppell
Standard Details should be removed from the construction plans. The contractor is required
to have a copy of the City of Coppell Standard Details on the job site at all times during
construction. Please note that a revised set of details was adopted in May 2005.
Erosion Control Plan
27. Show inlet protection at all on-site inlets. Additionally, show inlet protection at the inlets on
Belt Line Road as noted in the mark-ups.
Left Turn Lane Plan
28. Consider a 40' turning radius instead of a 50' turning radius into the property from the
proposed left hand turn lane.
29. Is the median nose that makes the northern end of thc median opening located properly for
the safe exit of northbound vehicles?
30. Refer to the mark-ups and City of Coppell Standard Details for the requirements of left turn
lane modifications. Recall that Belt Line Road is an i~nage zone and placement of stamped
concrete will be required.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. If you have any questions, please contact this office at your
