Detail Site Plan
1. Show the band of stamped concrete at the entry along Sandy Lake Road.
2. Remove "See Civil" from the 6' High Masonry Wall call-out. The Civil drawings
contain an outdated detail that is no longer a City of Coppell standard. Additionally,
the Brick Screening Wall detail calls out "Wall design per City of Coppell
Standards." Remove this call-out. The wall should be designed and sealed by a
licensed P.E. and submitted to Building Inspections for review.
Landscape Plan
3. Move trees out of utility and drainage easements along the western side of the
property.

Cover Sheet
1. The engineer's seal should appear on the cover.
Plat
2. The "5'x5' Water Easement" should be increased to a 25'x25' Water Easement.
3. Provide a 25'x25' utility or water easement for the location of the domestic and
irrigation meters. (See comment 1 under Utility Services Plan.)
Site Dimensional Control Plan
4. Accessibility Notes should also comply with ADA standards, on this and all sheets.
5. Traffic Control Details should comply with TxMUTCD; lane closures may only take
place between 9:00 a.m. and 4:00 p.m.
Grading and Paving Plan
6. The surface drainage from drainage areas BI and C2 should not sheet flow to the
street. Pick up this flow and convey it on site to the storm drain system.
7. How will the northward-flowing off-site drainage from the portion of drainage area A1
that lies north of the proposed inlet reach the proposed inlet? How will the off-site
drainage reach either of the inlets through the proposed masonry wall? /
Utility Services Plan
8. The proposed domestic and irrigation water meters should be located on private
property within a 25'x25' utility or water easement, not in the public utility
easement.
9. Provide a clean out where the private sanitary sewer meets the public sanitary sewer
(outside the limits of the existing sidewalk).
10. Replace the 12" x6" taping sleeve with a 16" x6" tapping sleeve tb ,'tap the
existing 16" water line.
Standard Construction Details
11. Remove City of Coppell Standard Details from the Civil set. The contractor will be
required to have a full set of the most current details on the job site at all times. (New
standard details were adopted in May, 2005.)
