Include easements for fire lanes, sidewalks, mutual access and utilities as necessary. Ensure that adequate ROW is dedicated for future Bethel Road improvements. Preliminary Drainage Area Map 2. Please refer to the plans for the future improvements of Bethel Road, which are available at the Engineering Department. There should be correlation between the drainage areas proposed for Bethel Road and this site. Additionally, an inlet is planned along Bethel Road in the location of the second walk from the west. Modify the walk to avoid conflict. Preliminary Grading Plan 3. Construct an inlet system with piping instead of a concrete flume for drainage to the ditch at the north east corner of the parking lot. Refer to future improvements of Bethel Road; the swale/ditch will be replaced with subsurface drainage. Constructed inlet(s) for this site may be temporarily modified to allow flow to the swale/ditch until such time as Bethel Road improvements are in place. Preliminary Utility Plan 4. The fire lines for these sites must be looped. One fire hydrant will not be adequate for these two lots. Construct a public water line in a 20' easement from Bethel Road to Coppell Road and provide a stub-out to the park property to the south. Public hydrants serving Lot 1 and Lot 2 may be constructed, however easements must be provided. Private fire lines serving the building sprinkler systems and any private hydrants that are constructed should be served after the DDC's. Minimum 25' x 25' easements should be provided for DDC's and water meters. Will all of the lease spaces share one water meter, or will the units be metered individually? Show the locations of the FDC's. (Be sure water is shown to be tied into the 16" W and not the 12" SS.) 5. Will a 4" sanitary sewer line be adequate to service the proposed building and the uses at each unit? Should each unit have its own sewer connection? Sanitary sewer may need to be re-designed to serve each unit. Provide an easement for any utility that is required to be public and a MH or CO, as appropriate, where the private system meets the public system. 6. Show curve radii for the fire lanes.
