Dear Mr. Marvin:
On behalf of Majestic Realty Company, we request that the City of Coppell grant a
variance to the Subdivision Ordinance on the pavement design criteria for Lot 2R-3,
Block 2, Park West Commerce Center. Majestic Realty Company wishes to eliminate
the use of lime stabilization on this project in order to save on cost associated with the
pavement. In lieu of lime stabilization Majestic Realty Company will increase the
concrete strength from 3600 psi to 4000 psi within the public right-of-way, and increase
the thickness by one inch. Included with this request is a letter from the Geotechnical
Engineer stating that this will be an equivalent pavement section.

On behalf of Majestic Realty Company, we request that the City of Coppell grant a
variance to the Subdivision Ordinance on the parking space depth criteria for Lot 2R-3,
Block 2, Park West Commerce Center. Majestic Realty Company wishes to utilize a 17-
foot deep paved parking space with a two foot overhang in lieu of a 19-foot deep paved
parking space.
