Cates & Associates, LP 14800 Quorum Dr, Suite 200 Dallas TX 75254 June 29, 2005 RE: Denton Tap Development, Lot 1 Block A / Wachovia Bank Construction Plan Review Comments Dear Mr. Berger: The City of Coppell has reviewed your revised plan submittal for compliance with previous comments as well as City standards, and we have the following comments to offer: 1. Regarding the previous comment about the public fire hydrant adjacent to the former fire lane of the Grandy's site the hydrant will need to be relocated into the right-of-way of Denton Tap 3' to 6' behind the curb. If sidewalk removal is required to accomplish that, make that removal part of your plans. 2. Regarding the previous comment on assuring ADA ramp compliance on Fitness Court - when your ADA inspection is conducted that will most likely be a portion of the inspection, and if they are non-compliant they will need to be replaced per ADA standards. 3. Regarding the previous comment on clean-outs that were recommended at the location where the roof drains tie into the proposed 18" RCP the City of Coppell will have no responsibility for maintenance of those tie-ins in the event there is any problems or obstructions. Your client should be made aware that if they choose not to install the clean-outs, they will have no access to clean the 8" private drains. Once these comments have been addressed, please submit three plan sets for the City Engineer's stamp and as many copies as necessary for your contractors. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This would include dirt work, paving, storm drain, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in public right-of-way, the City of Coppell charges a 4% fee. A check for inspection fees made to City of Coppell should be submitted to this office along with the Construction Development Permit application (attached) and copies of the contract(s) for verification purposes. For your convenience Page 3 of the permit is a spreadsheet to aid in fee calculations. An NOI should also be submitted prior to the pre-construction conference. Signatures are needed on your plat to complete it prior to filing it with Dallas County. Please arrange for this to be done as soon as possible.
