Central Expressway, Suite 1000 Dallas, TX 75206 June 29, 2005 RE: Park West Commerce Center/Lot 2R-3, Block 2 Construction Plan Review Comments Dear Mr. Markussen: The City of Coppell has reviewed the revised plans for the referenced project and has the following minor comments that need to be addressed: 1. I see in your response letter that you have forwarded your documents to the gas company for review. Prior to constructing anything within that 50' easement we will need a copy of the documentation alloxving the construction. 2. There was a question regarding the depth of water within the fire lane between the two buildings, I see that you have revised the storm sewer to remove the bypass, however, your hydraulic grade line still shows a depth of water within the fire line. Please provide documentation on that depth. 3. I reviewed your request for a variance from the lime stabilization requirement. Your request is acceptable within the private paving areas of the project, however we do require either lime stabilization or compacted flex base under paving in the right-of-way. That would include the proposed left turn lane and the three proposed drive approaches (two off Belt Line Rd. and one off Airline Dr.) Please make the necessary corrections to your paving plans for the areas of the public ROW. When these minor comments have been addressed, you will be able to proceed with the full Construction Development permit. Please make the necessary changes and submit three plan sets for the City Engineer's stamp and as many copies as necessary for your contractors. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell. All fees must be paid prior to release of this project for construction including payment of the Roadway Impact Fee, which must be paid prior to filing the plat. The City charges a 2% inspection fee for all private construction outside the building's footprint. This would include dirt work, paving, storm drain, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in public right-of-way, the City of Coppell charges a 4% fee. A check for inspection fees made to City of Coppell should be submitted to this office along with the Construction Development Permit application (attached) and copies of the contract(s) for verification purposes.
