Why is right-of-way provided along Freeport Pkwy here not consistent with right-of-way dedication of Coppell Commerce Center to the south of this project? 2. Provide a 25' x 25' utility easement for the vault where the double detector check on the fire line will go. 3. Clean up the miscellaneous verbiage on the plat document that does not belong to this plat. Grading & Drainage Plan - 4. Show the proposed 5' x 10' box culverts to be constructed with the Bethel Rd reconstruction project. Those boxes should be in place before permanent paving is constructed over the top of where they will go. Water & Sanitary Sewer Plan - 5. Provide a looped fire line with appropriately spaced fire hydrants throughout the site. size of the building requires it be sprinkled. Coordinate that with the Fire Marshal. 6. All crossings of Bethel Rd should be done by means other than open cut. 7. Fire hydrants shall be placed at 300 ft. maximum spacing along the fire lane.
