Regarding: Villages of Coppell, Lot 27, Block A and The Villages of Coppell
Owners Association
Dear Mr. Witt:
For the past six months we have diligently tried to get a response from Mr. Edward
Toole or the Villages of Coppell Owners Association regarding erosion that is occurring
where a ditch, which runs parallel to DeForest Drive, intersects with Denton Creek. The
ditch, dug by the developer Grand Homes, divides our property into two sections. During
this time, we have not received any written or verbal response from Mr. Toole or the
Association. Meanwhile, as we predicted, the erosion has continued further, jeopardizing
the stability of this portion of our lot and we now turn to you in hopes of gaining
acceptable resolution of this matter.
In November, the problem was briefly discussed with Ken Griffin and Ray Gonzalez of
the City of Coppell. They emphasized that the ditch was the responsibility of the
developer/owners association and that due to flood plain involvement we were forbidden
from modifying the ditch in any way. Mr. Griffin suggested that a possible solution would
be for the developer or the association to install a bag wall at the opening of the ditch
since the gabion wall was not continued for support of this area. After reviewing an
example of a bag wall installed near Bethel School Road, we would consider this
alternative acceptable.
I have attached copies of all letters previously sent to Mr. Toole for your information.
Grand has nearly completed the development and it is our opinion that Grand is simply
ignoring this and other problems with intentions of avoiding resolution and shifting
liability to the city of Coppell.
We request that you review the information available to you within the next two weeks,
at the end of this time we will contact you to set up a meeting or follow up on any
response received.
