Dear Mr. Brooks,
In September of 1993, I purchased Lot 26, Block A in the Villages of Coppell Phase 111-B from
Westchester Homes. The property was developed and sold to Westchester by Grand Homes
(Brooks Corp.). after having been part of a floodplain reclamation project on Denton Creek.
The enclosed picture depicts the problem I am having with the property in the back of the house. I
am aware that you have also been provided with photos from my neighbor, Mr. Steve Smith
owner of the connecting property. I have had a major shift of the land in the lower fight hand side
of the yard creating a 3ft. step down. This has been viewed by several Geotechnical Engineers at
my request and has been described as "classical slope failure" consistent with soil which has not
been properly compacted. My failure at this point does not appear as serious as the Smith's but in
time could result in loss of property into the creek and further erosion. If faults closer to the house
appear I could have foundation problems. I have not altered, added to or removed any soil, rocks
or roots in this area to compromise the integrity of the property.
