Remarks:
As we discussed on the telephone, the Planning staff is embarking on a project to
amend the Zoning Ordinance for the city of Coppell to revise certain use lists, and
ultimately eliminate of the HI (Heavy Industrial) District, in it's entirety. Your client's
property located at 601 S.H. 121 is the only property in the City of Coppell that is zoned
HI (Heavy Industrial). Therefore, staff will be requesting that the Coppell Planning and
Zoning Commission call a public hearing to change the base zoning of $-1036 (Special
Use Permit- 1036) from HI (Heavy Industrial) to LI (Light Industrial). The staff will
recommend that this action be subject to allowing for the retention of the existing
Concrete Batch Plat, as provided for in Ordinance 297-A-53.
The Planning and Zoning Commission public hearing will be tentatively scheduled for
June 16, 2005, and City Council on July 12, 2005. Notice to that effect will be sent to the
subject property, and all property owners with in 200 feet, as prescribed by state law.
