Vista Point II L5-CS050720July 20, 2005 Mr. Ples Schnitz Schnitz & Sewell 333 West Campbell Road, Suite 355 Richardson, TX 75080 RE: Vista Point II (Bank of Texas)/Lot 5 Construction Plan Review Comments Dear Mr. Schnitz: The City of Coppell has reviewed the referenced plans and has the following comments to offer: 1. Provide a cover sheet for the drawing set. Site Plan, 101 2. The notes at both driveways to the site refer to "brick pavers." For clarity, on this sheet and throughout the set, these notes should refer to the "stamped concrete" that was approved on the Pacheco Koch Engineering Set. Paving Plan, 101.1 3. The paving plan should be prepared by or under the supervision of a licensed Pro£ess]onal Engineer and should bear his seal. 4. All details in the construction plans that are included in the City of Coppell Standard Details should be removed from the plans. The only details to be included in these plans are details that are specific to this project. The contractor is required to have a copy of the City of Coppell Standard Details on the job site at all times during construction. (Refer to the mark- ups throughout the drawing set.) 5. The sub-grade under all paving should be prepared using lime stabilization. A written request from a P.E. for a variance to the lime stabilization requirement (generally 40 L[I/SY) will be considered with the addition of I" of concrete thickness or an increase in concrete strength to 4000 PSI. Large Scale Site Details, 102 6. Details 1, 2, 3, and 8-11 on this sheet and any other architectural details in the set will be permitted through the Building Inspections Department. Remove those details from this set and submit them with the Building Permit package for approval. The curb where the ADA ramp abuts the band of stamped concrete on Detail 7 should be a laid down curb. Additionally, the "ADA Pavers" should have truncated domes. Large Scale Site Details, 103 8. See Comments 4 and 6. Grading Plan, C3 9. Provide grade information for the existing pavement including tops of curb. Drainage Area Map, C4 10. Show the drainage areas for the off-site drainage that will enter the site and include them in the table. Utility Plan, C5 1t. Differentiate between the portions of the utilities that are being constructed under the Pacheco Koch Engineering Set and that will be constructed under this drawing set. 12. Extend the 8" Fire Service past the paving for the proposed "T" turn. 13. Install a clean out at the location where the sanitary sewer service ties into the existing sanitary sewer. Site Plan - MEP, MEP1 14. This sheet will be permitted through the Building Inspections Department. Remove this drawing from the set and submit it with the Building Permit package for approval.
