Dowdey, Anderson & Associates, Inc. 5225 Village Creek Drive, Suite 200 Plano, TX 75093 RE: Vista Ridge (The Plaza)/Lots IR & 2, Block D Construction Plan Review Comments Dear Mr. Caruthers: The City of Coppell has reviewed the revised plans for the referenced addition. These plans meet our current minimum standards. As a reminder, any changes to the "Vista Ridge, Lots 1R-8, Block D, Infrastructure" plans may generate comments regarding this set of plans. Additionally, the final approval of these plans for permitting will not be given until the "Infrastructure" is substantially complete. The City of Coppell requires the submittal of three sets of final construction plans for its use; your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. A check for inspection fees made to the City of Coppell should be submitted to this office along ~vith the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
