Hendricks Date October 4~ 1991 The following is o' r review corm~ents for the project discussed during the October 3, ~ ~ Meeting: ~_~al, most of our prevlou_~,~eview comments concerning the final plat and plans have been eveloper. However, a few items on the plans are in need of revision (see our letter to you, dated October 3, 1991). In addition, the following items should be addressed or discussed with the Planning & Zoning Commission: An additional 30-foot sanitary sewer easement is required along the backs of Lots 9-12 for a future 15-inch sanitary sewer. We have discussed this with the developer's engineer and it is our understanding that they are reviewing this request. 2. The developer has not provided the alley behind Lots 37-41 as recommended by Staff. Harris Road Improvements are not included in this project. The developer has explained Harris Road plans will be submitted shortly by another developer. It is our recommendation that no building permits be issued for this addition until Harris Road is improved to City Standards and accepted by the City. We are available to discuss these projects further at your convenience. The proposed dedication is adjacent to the existing park in Hunterwood (Coppell Village), and is intended to continue in a linear park. If you have been on the proposed dedication acreage, then you are aware of the special characteristics of the property. Seldom do you find trees of the magnitude that exist in this area. Therefore, we feel that this acreage will be a positive addition to the City's park system. Based on the proposed dedication of this acreage we would like to request a waiver of the park fund fee. Based on the current schedule of $150 per lot, this fee would be set at $6,300. We strongly feel that this amount is far exceeded by the intrinsic value of the proposed dedication. Please review this request and advise us as to how to proceed obtaining a formal waiver of the park fund fee. I appreciate your assistance in this matter.
