The final plat has been revised in accordance with our review comments as shown on the enclosed markup. However, the alley behind Lots 41-37, in which staff requested, has not been provided. In addition, in a phone conversation this morning with Howard Pafford, we learned that the alignment and location for the proposed 15-inch sanitary sewer may not be suitable. It is our understanding that the Public Works Staff is working with Ginn & Case, Inc. to identify an appropriate location for the 15-inch sanitary sewer. Obviously this changes the easement requirements on the final plat. As you requested, we will work directly with Public Works to resolve this issue. The construction plans have been revised in general conformance with our review comments. Items which still need to be addressed are: 1. Provide a Lot Grading Plan in conformance with the Reclamation Study. Harris Road improvement plans are not included in this project. It is our understanding Harris Road plans are being prepared by others and will be submitted shortly. We recommend no building permits be issued in this addition until Harris Road is improved to City Standards. 3. If Coppell Public Works revises the location of the 15-inch sanitary sewer, the constructon plans will need to be revised accordingly. Ms. Shohre Daneshmand, P.E. Please provide a check made payable to the City of Coppell in the amount of $47,829.36 plus 2% of the construction cost, and forward it to Ms. Carolyn Bebermeyer, Finance Department, along with a copy of the Fee Assessment List. In addition, please provide our office with a copy of your Enginee's Estimate for this project or contract amount for verification of the construction inspection fee. Please provide a copy of your paid receipt to our office and to Shimek, Jacobs & Finklea, Attn: Mr. Gary C. Hendricks. Copies of your receipts will help us verify payment of the required fees and assure a successful beginning of this project. We look forward to working with you on this project.
