Central Expressway, Suite 1000 Dallas, TX 75206 RE: Duke-Freeport Addition/Lots 2R 1 & 2R 2, Block A Construction Plan Review Comments Dear Mr. Evans: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Re-Plat 1. A 30' x 30' Right of Way clip at the southeast comer of the property has been dedicated by Separate Instrument. Update the re-plat and the drawing set to include the easement. 2. The Owners Dedication describes the property as Lots 8 and 9, Block A of Duke-Freeport Addition. Should the Owners Dedication refer to Lots 2R 1 and 2R 2 instead of Lots 8 and 9? 3. The water casement describcd by L16, L 17 and L18 is called out as 25' x 25'. Correct the line table that indicates segments L16 and L18 arc 23.84'. Detailed Site Plan, C2.1 1. Describe plans to relocate the irrigation control valves within the existing median along Freeport Parkway. Any damage to trees or landscaping resulting from work in the median will need to be corrected immediately, 2. Obtain a Tree Removal Permit as necessary for any trees being removed from the median along Freeport Parkway. Grading Plan, C3.1 & C3.2, and Drainage Area Map, C3.3 1. Vcrif~v that thc benchmarks used for the grading plan are on the same datum as the benchmarks used for the Bethel Road plans. It appears that a retaining wall would need to be constructed to transition from the right of way to private property using the proposed gr;'des. Lower the proposed grades to avoid the maintenance associated with a retaining wall, and revise the grading plans to fit with the Proposed Bethel Road plans, Refer to the comments written on the plan sheets. 2. Storm water is proposed to flow from DA1, DA 5 and DA8 into Bethel Road. Collect this water onsite. 3. How much water from DA1 l will leave the site? This water should also be collected onsite. 4. Submit plans for the proposed wall along the north side of the property. 5. Correct the spelling of "Bethel Road" and "Ruby Road" on the Benctm~ark List on these sheets and throughout the drawing set. Drainage Plans, C3.4 &C3.fi 1. The proposed ditch and culverts appear to have the same alignment as the existing gas line. Show the location and depth of the gas line in the section views. 2. Will the ditch be graded'? Show existing and proposed elevations, 3. What size rock is proposed for the construclion of the dry rock rip-rap at the culvert ends? 4. The rip-rap detail should use an 8" minimum rock and the slope should be no great:r tha~ 3:1. Water and Sanitary Sewer Plan, C4.1 & C4.2 l. Provide a profile for the sanitary scwer. Consider using 5' diameter manholes. 2. Provide a detail for the relocation of the fire hydrants along Bethel Road. Remove the ends of the existing pipes and re-lay the new pipes using 45-degree bends to create the tums. Refer to the sketch drawn on the plan sheet. 3. Will there be enough flow through one 8" x 2" tee to serve two 2-inch meters? Should the 8" linc have two taps? 4. Consider placing 8-inch valves between the DDC's and the watcr meters to prevent intc~Tuption of water scrvicc to the building in the event the fire line needs to be shut down. Refer to the configuration sketched on the plan sheet. Paving plan & Details, C5.1 1. Modify Paving Note 6 to require the use of full depth saw cuts. 2. The paving legend does not reflect the usc of lime stabilization. Refer to the City of Coppell Standard Details for this requirement. A variance to the requirement will be considered with a written request from the licenscd P.E. Erosion Control Plan & Details, C6.1 1. Show the location of the construction entrance. Future drainage Plan, C3.4A & C3.5A 1. Align the proposed on-site drainage with the future Bethel Road improvements. 2. The size of the storm drain in Betel Road is still under design. These plans should reflect the most recent version of the Bethel Road plans. 3. Additional comments will be generated upon the incorporation of the updated Bethel Road plans.
