within a 50' right-of-way. Kaye Street (to the north of
this parcel]~ has been dedicated at 50', but not yet
constructed.

AI{ALYSIS:
Chautaugua PlaCe was first submitted as a PD in order to
eliminate alleys within the development. City Council
approved the r~luest provided that alleys were not needed
for drainage and that the minimum house size would he 1800
square feet.
Because construction plans are not submitted until the tinm
of application of the final plat, staff can hetter address
the alley and drainage concern at the time of final plat.
We, therefore, recomend that the preliminary plat be
approved with the stipulation that the final plat would be
approved with no alleys providing that they are not needed
for drainage.
