We have reviewer the final plat & construction plans for the Chautauqua Place
ARdition to the City of Coppell preparer by Nathan D. Meier Consulting
Engineers, Inc. for Matthews Investments Southwest, Inc. The final plat anR
plans have been preparer in general conformance with the City's SubRivision
Regulations. However, we have noteR several items in nee~ of correction prior
to final acceptance. Our coammnts are Retailer on the attacheR Final Plat
Checklist, the City of Coppell Engineering Department Checklist anR on the
marked up construction plans.
We will calculate the preliminary Revelopment fees for this aRRition anR
provide you with a ~raft letter once we have received the Street Sign
Assessment frem Public Works. We are enclosing a Rough Draft of the
Development Fee List anR preliminar~ calculations for your files.
Please forwarR our review coammnts along with the marked up construction plans
to the Public Works DRC Members for their review anR consent.

1. Lots 15-20, Block A have frontage on both Kay Street and Dakota Lane.
Landscape and sign island in Bethal School Road needs to be identified as a coam~n area
to be maintained by Homeowner's Association. Dimensions of island should be indicated
on the plat.
Improvements to Harris Road should be included in these plans. This addition, the Big
Cedar Addition and the existing Villages of Coppell Addition would all be better served
with a 60-foot wide right-of-way on Harris Road and 37' beck-to-back pavement from the
existing Harris Road pavement south to Brooks Lane.
4. Standard construction details have not been provided.
