centerline of Coppell Road.

HISTORY:
The preliminary plat was approved by City council on September 8, 1992.
TRANSPORTATION:
Bethel School Road will be retained as a two-lane undivided street in this
area contained within a 50' right-of-way.
SURROUNDING LAND USE & ZONING:
North - residential (across creek); PD-SF
South - scattered housing & vacant; PD (for industrial uses)
East - scattered housing; SF-9

COMPREHENSIVE PLAN:
The Comprehensive Plan shows single-family uses as most appropriate
here.
ANALYSIS:
This application was precipitated by a desire to create a legal building
site for a day-care center. Although staff has concern regarding this use
at this location, the narrow nature of the site - it is only 85 feet wide - and
the fact that the Comprehensive Plan shows single-family development as
most appropriate here, the Historical Society has reviewed this request and
supports the applicant. The Board of Adjustment has granted a side yard
variance for the day-care center (from 30 feet to a 15 foot side yard), so
it is possible for the applicant to build the planned center. Because this
is a plat, and the applicant has met all platting requirements, there is no
technical reason to deny this request. At the Council hearing on
September 8, the applicant agreed to provide modified access to the
property.
