ANALYSIS:
This application was precipitated by a desire to create a legal building
site for a day-care center. Although staff has concern regarding this
use at this location, the narrow nature of the site - it is only 85 feet
wide - and the fact that the Comprehensive Plan shows single-family
development as most appropriate here, the Historical Society has
reviewed this request and supports the applicant. The Board of
Adjustment has granted a side yard variance for the day-care center
(from 30 feet to a 15 foot side yard), so it is possible for the
applicant to build the planned center. Because this is a plat, and the
applicant has met all platting requirements, there is no technical
reason to deny this request.
