SIZE OF AREA: 3.527 acres CURRENT ZONING: SF-9 REQUEST: Approval of a preliminary plat for construction of a church (Church of Jesus Christ of Latter Day Saints). Horton, AIA (Representative) P O Box 1537 Fort Worth, Texas (817) 534-0222 HISTORY: There has been no recent platting history on this property although a request for a SUP for church use goes to Council on July 13, 1993. TRANSPORTATION: MacArthur Boulevard is designated as a P6D, six lane divided thoroughfare contained with 110 feet of right-of -way. SURROUNDING LAND USE & ZONING: North - Single-family residential; SF-0 South - Single-family residential; SF-9 East Developing single-family; SF-9 West - Vacant CISD property; SF-9 COMPREHENSIVE PLAN: Shows low-density residential uses as most appropriate here. ANALYSIS: Basically, this plat is in good order. Attention is directed to three comments which came out of ur DRC session. First, engineering has expressed concern regarding drainage easements (see attachment). Second, utility plans must be submitted, and third, and again related to drainage, a 20' drainage easement as well as proper collection of off-site drainage must be provided before a final plat can be received. Because these issues are in process of being resolved, staff recommends approval of the preliminary plat provided the drainage, engineering and utility issues pointed out in Engineering's memo are addressed prior to submittal of the final plat.
