ANALYSIS:
Basically, this plat is in good order. Attention is directed to three
comments which came out of ur DRC session. First, engineering
has expressed concern regarding drainage easements (see
attachment). Second, utility plans must be submitted, and third,
and again related to drainage, a 20' drainage easement as well as
proper collection of off-site drainage must be provided before a
final plat can be received. Because these issues are in process of
being resolved, staff recommends approval of the preliminary plat
provided the drainage, engineering and utility issues pointed out in
Engineering's memo are addressed prior to submittal of the final
plat.
ALTERNATIVES:
1) Approve the plat
2) Deny the plat
