I looks like the "break away" requirement will be the death of us doing the decorative signs. Please move forward with the ordering and installation of the standard city signs. Thank you for working with us in t~ying to get this done, but I guess it is not in the cards. I have copied Gary Sieb just for his information in case he drives the property and notices that this is different from our project in north Dallas. One of the elements of approval by the planning department for the rezoning of this property into townhomes was that we were bringing upscale architecture and a "theme" to the table. One of the amhitectural elements are the matching sign poles being painted black and fluted. I don't think it is a huge deal not to have them, but every small detail shows up. It looks like Brandon Industries is several months away from the final development of a break-away design, which is too late I'm afraid. We are working on an alternate mounting system that is being designed and tested as "Break Away". This system would use a buried anchor post and have our decorative post bolted to it. In the event that the signpost would need to be repaired, a new pole could replace the damaged one. No new concrete would need to be poured. We are still 5-7 months away from final testing of the new system. Please keep us in mind for future projects. We try to minimize the amount of signs, if possible, so whatever you can provide in terms of what we need that you guys will be pleased with would be greatly appreciated. Our typical installation is a post anchored into the ground with concrete, and the sign post bolted to it. This allows the bolted connection to break, so that the sign post can be replaced easily and quickly without the need to drill a new hole and concrete a new post in the ground. Keith R. Marvin, P.E. The STOP signs will need to be 30" with 3M DG material as is our current standard. Silk screened signs will not be allowed. 3. The street name signs will need to be the material as stated above with 6" letters as per the manual. 4. What about the rest of the signs? These are currrently being used in our other development in North Dallas (Windsor Place), and are identical to what we would propose in the Villas. The manufacturer is Brandon Industries (www.brandonindustries.com) in McKinney. Brandon is also preparing for me, for your review, a spec sheet showing the dimensions, etc. I am checking with Brandon, but I don't believe that the city will need to even generate the green name plates...I think Brandon will do a turn-key deal for us, but I am checking and will let you know. We will pay for these and install them at our cost. The HOA will maintain them, so the city will effectively have no responsibility in either the installation or maintenance. As soon as I recieve the specs, I will email them to you. If you approve, please let me know.
