C. HEARING DATE: November 18, 1993 December 14, 1993 LOCATION: Located along Heartz Road, approximately 1,500 feet south of Parkway Boulevard. SIZE OF AREA: 1.87 acres CURRENT ZONING: TC, Town Center REQUEST: Creation of a legal building site for construction of new Coppell Public Library through a (secondary) final plat APPLICANT: City of Coppell (Owner) 255 Parkway Blvd. Coppell, Tx. 75019 (214) 462-0022 Ayres and Associates (Engineer) 2110 Walnut Hill Lane, Suite 134 Irving, Tx. 75038 (214) 570-5577 HISTORY: There has been no platting history on this parcel although all the property to the north, west, and south has been platted and developed with elementary school and single family residences. Item 15 TRANSPORTATION: I-Ieartz Road is an existing, improved two-lane highway contained within a 60 foot right of way. SURROUNDING LAND USE & ZONING: North -elementary school (under construction); TC, Town Center South -existing single-family subdivision; PD-SF-9 East - developing single-family subdivision; SF-7 West - playground for elementary school: TC Town Center COMPREHENSIVE PLAN: The Comprehensive Plan shows Town Center uses as most appropriate here. ANALYSIS: This plat will crc, ate a legal building site for the new Coppell Public Library, projected to begin construction at the end of 1993 or in early 1994. It is the last remaining vacant tract in the general vicinity, all infrastructure is in place, the street has been built to standard, and staff supports this plat. The volume and page number of the 25 foot wide utility/drainage easement abandonment, as well as the 42 foot wide parking lot easement needs to be shown on the plat.
