HISTORY:
There has been no platting history on this parcel although all the property to the
north, west, and south has been platted and developed with elementary school and
single family residences.

TRANSPORTATION:
I-Ieartz Road is an existing, improved two-lane highway contained
within a 60 foot right of way.
SURROUNDING LAND USE & ZONING:
North -elementary school (under construction); TC, Town Center
South -existing single-family subdivision; PD-SF-9
East - developing single-family subdivision; SF-7
West - playground for elementary school: TC Town Center
COMPREHENSIVE PLAN:
The Comprehensive Plan shows Town Center uses as most
appropriate here.
ANALYSIS: This plat will crc, ate a legal building site for the new Coppell Public Library,
projected to begin construction at the end of 1993 or in early 1994. It is the last remaining
vacant tract in the general vicinity, all infrastructure is in place, the street has been built to
standard, and staff supports this plat. The volume and page number of the 25 foot wide
utility/drainage easement abandonment, as well as the 42 foot wide parking lot easement needs
to be shown on the plat. With these minor additions, staff recommends approval of the plat.
