Dear Mr. Smith:
Enclosed is a copy of the City of Coppell Development Fee Assessment table, along with a copy of the
Development Fee calculations for the referenced development.
Please make payment for the Impact Fees to the City of Coppell in the amount of $2,113.56 and forward
to the Engineering Department along with a copy of the Fee Assessment table. This amount is a portion of
the assessed fees that need to be paid prior to filing of the final plat. Please provide a copy of the
Engineer's estimate or contract to our office so the 2% & 4% construction inspection fee can be verified.
The construction inspection fees must be paid prior to the scheduled pre-construction meeting.
This fee is based on the additional impact to city facilities based on the change from a single-family
residence to an office use. The amount owed is equal to the calculated impact for an office building of this
size less the calculated amount for one single family home. Since there is no plan to change any of the
utilities, there are no utility impact fees due. If an additional irrigation meter is installed with this project,
that will constitute an impact to the system, and appropriate fees would need to be paid.
