Re= Connell-Skaggs Drainage Improvement
Dear Mr. Hinckley:
This letter serves as a response to some of the questions and
concerns that you expressed during our May 25, 1990 meeting, which
was held among affected City staff, Connell Development
representative (s), and you. As you know, we are respectfully
requesting that you dedicate twenty five feet (25') drainage
easement along your western property line for construction of a 10'
x 8' box culvert by Connell Development Company Manager. Listed
below are responses to your questions.
The pro rata cost for construction of the 10' x 8' box
culvert will not be assessed if future development of your
property does not contribute any drainage discharges into
said box culvert.
Presently, to the best of our knowledge, there has not been
a proposed plan for Willow Lane as a circular collector
roadway, connecting Denton Tap Road to Sandy Lake Road.
However, City staff will review any future roadway plan for
compliance to City's codes and regulations.
As per the attached letter from Mr. Jim Koch, Jr., P.E.,
dated June 5, 1990, the structural design of subject box
culvert will carry the load of vehicles which, under normal
conditions, would be driven in and out your property over
the box culvert. Also, please note that in case of future
development of your property, the requested drainage
easement will be included as part of any required rear or
side building set backs and/or fire lanes.

We look forward to working with you toward completion of this major
drainage improvement. Upon your agreement, the necessary documents
will be prepared for final execution. If you have any questions,

We appreciate your assistance and a response from you within the
hex' fourteen (14) days would be very helpful.

RE: Woodside Village, Drainage Improvements
Dear Mr. Goram:
As you requested, ".'we have reviewed the structural design to be utilized for the
proposed box culvert to be constructed along the east side of Shadydale Acres
from Sandy Lake Road to Willow Lane. The design of this box culvert will be
based on HS-20 loading-, as determined by the Texas State Department of Highways'
and Public Transportation. This structural design will not adversely impact
the construction of a future access drive over the box culvert.
