Dear Ms. La Mattina:
This letter is to notify you that the enclosed Construction Plans have been revised in
accordance with the October 5, 2005, Review Memorandum. The following items have
been addressed as per the referenced review:
RE-PLAT COMMENTS
· A 30' x 30' Right of Way clip at the southeast corner of the property has been
dedicated by Separate Instrument. Update the re-plat and the drawing settoinclude
the easement.
Response: Re-Plat and drawing set updated to include the easement.
· The Owners Dedication describes the property as Lots 8 and 9, Btock A of Duke-
Freeport Addition. Should the Owners Dedication refer to Lots 2R 1 and 2R 2
instead of Lots 8 and 9?
Response: Owners Dedication revised to refer to Lots 2R1 & 2R2.
· The water easement described by L16, L17 and L18 is called out as 25' x 25'.
Correct the line table that indicates segments L16 and L18 are 23.84'.
Response: Line table corrected.
DETAILED SITE PLANT C2.1 COMMENTS
· Describe plans to relocate the irrigation control valves within the existing median
along Freeport Parkway. Any damage to trees or landscaping resulting form work in
the median wild need to be corrected immediately.
Response: Note added to site plan for relocation of irrigation control valves
and trees.
· Obtain a Tree Removal Permit as necessary for any trees being removed form the
median along Freeport Parkway.
Response: Tree Removal Permit will be obtained.

GRADING PLAN~ C3.1 & C3.2M AND DRAINAGE AREA MAP~ C3.3 COMMENTS
· Verify that the benchmarks used for the grading plan are on the same datum as the benchmarks
sued for the Bethel Road plans. It appears that a retaining wall would need to be constructed to
transition from the right of way to private property using the proposed grades. Lower the
proposed grades to avoid the maintenance associated with a retaining wall, and revise the
grading plans to fit with the Proposed Bethel Road plans. Refer to the comments written on the
plan sheets.
Response: Benchmarks verified. Proposed grades adjusted to coordinate with future
Bethel Road elevations.
· Storm water is proposed to flow from DA1, DA5 AND DA8 into Bethel Road. Collect this water
onsite.
Response: Storm water collected in these areas as much as feasibly possible.
· How much water from DA11 will leave the site? This water should also be collected onsite.
Response: .06 CFS will leave the site from DA 11. Drainage Area Map revised to reflect
this amount.
· Submit plans for the proposed wall along the north side of the property.
Response: Detail for wall added to plans.
· Correct the spelling of "Bethel Road" and "Ruby Road" on the Benchmark List on these sheets
and throughout the drawing set.
Response: The spelling of "Bethel Road" and "Ruby Road" has been corrected on the
Benchmark List and throughout the drawing set.
DRAINAGE PLANS~ C3.4 & C3.5 COMMENTS:
· The proposed ditch and culverts appear to have the same alignment as the existing gas line.
Show the location and depth of the gas line in the section views.
Response: Location and depth of gas line not known. Note added for Contractor to
verify depth and location of gas line prior to construction.
· Will the ditch be graded? Show existing and proposed elevations.
Response: Ditch will not be graded.
· What size rock is proposed for the construction of the dry rock rip-rap at the culvert ends?
Response: Minimum 8" diameter rock.
· The rip-rap detail should use an 8" minimum rock and the slope should be no greater than 3:1.
Response: Detail revised to show 8" minimum rock and maximum slopes of 3:1.

WATER & SANITARY SEWER PLANT C4.1 & C4.2:
· Provide a profile for the sanitary sewer. Consider using 5' diameter manholes.
Response: Profile added to plans.
· Provide a detail for the relocation of the fire hydrants along Bethel Road. Remove the ends of
the existing pipes and re-lay the new pipes using 45-degree bends to create the turns. Refer to
the sketch drawn on the plan sheet.
Response: Detail added to plans.
· Will there be enough flew through one 8" x 2" tee to serve two 2-inch meters? Should the 8" line
have two taps?
Response: 2" line increased to 4" line to help with flow.
· Consider placing 8-inch valves between the DDC's and the water meters to prevent interruption
of water service to the building in the event the fire line needs to be shut down. Refer to the
configuration sketched on the plan sheet.
Response: 8" valve added between the DDC's and the water meters.
PAVING PLAN & DETAILS COMMENTS:
· Modify Paving Note 6 to require the use of full depth saw cuts.
Response: Note revised.
· The paving legend does not reflect the use of lime stabilization. Refer to the City of Coppell
Standard Details for this requirement. A variance to the requirement will be considered with a
written request from the licensed P.E.
Response: PK will be requesting a variance in the near future.
EROSION CONTROL PLAN & DETAILS~ C6.1 COMMENTS:
· Show the location of the construction entrance.
Response: Construction entrance location shown.
FUTURE DRAINAGE PLAN~ C3.4A & C3.5A COMMENTS:
· Align the proposed on-site drainage with the future Bethel Road improvements.
Response: Proposed on-site drainage aligned with the future Bethel Road
improvements.

The size of the storm drain in Bethel Road is still under design. These plans should reflect the
most recent version of the Bethel Road plans.
